Construction Administration

During the construction phase, our firm will employ the following policies and procedures as part of our comprehensive construction management approach. Although these guidelines represent our standard policy, the specific needs of our clients and their architects, engineers, and consultants are paramount. Our management approach and reporting standards will be adapted to accommodate our client’s requirements as needed.

Our typical construction administration services include:

  • Assign an experienced project manager to oversee the project from contract signing through construction completion and occupancy
  • Employ an experienced full-time licensed construction superintendent responsible for the daily on-site supervision of the construction work in accordance with the contract documents
  • Develop and maintain a master project schedule and solicit contract schedule updates from all subcontractors as work progresses. We know that schedule is of the utmost concern and continuously update this document throughout the project for our clients
  • Maintain a project documentation system on the jobsite and in electronic form. Organize and administer all project documentation and updates to ensure that all subcontractors are current with the latest design conditions
  • Conduct weekly job meetings. Architects, clients, and relevant subcontractor trade representatives will be invited to attend. Minutes of each meeting will be taken and distributed by Carr’s project manager
  • Maintain a clean and safe jobsite throughout the duration of the project. Carr’s superintendent will also conduct weekly jobsite safety meetings with Carr field employees, and subcontractor personnel
  • Schedule and attend all construction inspections by local building officials. Secure certificates of occupancy. Conduct timely and satisfactory job close-out
